The Oakland Title Insurance Building, located  at 401-03 - 15th Street / 1447-59 Franklin Street, on the corner of 15th and Franklin Streets. The building was the headquarters of the Oakland Title Insurance & Guaranty Company. The building, which features colorful terracotta designs, was built in 1921 by F.A. Muller and designed by architect Maury Diggs. 1 One remaining feature from its early days are small "OTIG Co." signs that are part of the terracotta designs above the doorways. There are references to the company in the Tribune from 1919 to 1965.

The building currently houses Lincoln University, a small business school that caters mostly to international students.

On July 30, 1985 the Oakland Title Insurance Building was designated Oakland Landmark #LM 83-426.
